Geroskipou Residential Area

Geroskipou suits families who want a complete town, with local schools, shops and services, a short drive from central Paphos. It had 8,579 residents in the 2021 Census, more than any other community in this guide apart from Paphos itself, and 76.9% of its homes were lived in all year, the highest share among the areas compared here.

The town sits about 4 km east of Kennedy Square. Lumio Private School in neighbouring Acheleia, an authorised IB World School that also teaches the Cambridge Primary curriculum, is around 3 km away, and Paphos General Hospital, the public hospital serving Paphos District, is roughly 4.5 km by road. NEON Mall of Pafos is about a five-minute drive, while Paphos International Airport takes around 15 minutes, which is useful for families who travel back home often.

Universal

For families who want short trips to shops, healthcare and the town centre, and are comfortable with apartment or townhouse living, Universal is the most central option in this guide. The district lies between central Paphos and Kato Paphos, about 2.5 km by road from Kennedy Square, and typical homes here are modern apartments and townhouses.

Healthcare is close at hand: Iasis Private Hospital, which has a paediatric department, is under 1 km away. Kings Avenue Mall is roughly 2.5 km by car, Paphos Harbour around 3.5 km, and Aspire Private British School about 5 km. Universal is part of Paphos Municipality, so the census does not report it separately; across the municipality as a whole, 60.3% of homes were lived in all year.

Chloraka Residential District

Living near the sea without being in the middle of Kato Paphos is the main appeal of Chloraka. The village lies on the coast just north of the tourist area, about 5 km by road from Kennedy Square, and Aspire Private British School on Tombs of the Kings Avenue is around 2.5 km away, one of the shortest private school runs in this guide. Supermarkets and everyday services are in the village itself.

Chloraka had 6,422 residents in the 2021 Census, but only 51.1% of its homes were lived in all year, with the rest vacant or used as temporary residences. For a family, that makes the choice of street or complex matter more than in the inland areas. Neighbouring Kissonerga, a little further north and about 6.5 km from the centre, shows a similar pattern at 52.3%.

Tala Residential Area

Tala is a natural choice for families who want more space and do not mind driving for school and errands. The village sits on the hillside at roughly 290 metres above sea level, about 8.5 km by road from Kennedy Square, and the village is known for detached houses and villas, many with views down to the coast. The Monastery of Saint Neophytos is less than 2 km away.

The trade-offs are distance and seasonality. The International School of Paphos in Anavargos is about 6.5 km away by road, and the 2021 Census counted only 46.1% of Tala’s homes as someone’s usual residence, in line with Tala’s popularity as a location for second homes. Nearby Emba, closer to town at about 4 km from the centre, offers a similar inland setting with a much higher year-round share of 74.0%.

Konia and Anavargos Area

A quieter inland base with a short run to school and hospital is what sets Konia and Anavargos apart. The International School of Paphos (ISOP), which teaches the English National Curriculum to pupils aged 2½ to 18, is in Anavargos itself, about 1 km from the centre of the district and around 3 km from Konia. Paphos General Hospital, which has an emergency department, is under 2 km from Konia by road.

Both areas are about 3.5 to 4 km by road from Kennedy Square. Konia is a separate community of 2,754 residents, and 70.5% of its homes were lived in all year at the 2021 Census, one of the highest shares in this guide. Anavargos is counted within Paphos Municipality. Neighbouring Mesa Chorio, about 1.5 km from the school, is a smaller alternative with 868 residents.

Peyia Residential Area

Peyia suits families who put the beach and outdoor life first and accept longer drives into Paphos. The village lies about 14.5 km by road from Kennedy Square, roughly 25 minutes by car, with Coral Bay beach around 4.5 km away. TLC Private School, which follows the English system from kindergarten to A levels, has both of its campuses on St Georges Road in Peyia, 4 to 7 km from the village centre.

Living this far out has two costs. Paphos General Hospital is also around 25 minutes away, and the community is highly seasonal. Peyia (listed as Pegeia in the census) had 6,945 residents in 2021, yet only 36.7% of its 8,362 homes were someone’s usual residence, the lowest of the seven areas compared. With almost two in three homes vacant or used temporarily, it is worth visiting a shortlisted complex outside the summer months to see how many neighbours actually live there.

Which Areas in Paphos Are Less Practical for Families?

Few parts of Paphos need to be avoided outright, but three kinds of location tend to be less practical for everyday family life.

  • The Kato Paphos tourist strip. The hotel district along the seafront is geared to visitors, and Agiou Antoniou Street is known locally as Bar Street for its bars and clubs. It is a lively place to spend an evening, but a harder place to keep a school-night routine.
  • Communities where most homes are not lived in all year. In the 2021 Census, only around a third of homes were someone’s usual residence in Kouklia (32.4%) and Polis Chrysochous (37.5%), compared with 52.8% across Paphos District. Families can live well in these places, but should expect fewer neighbours outside summer.
  • Communities far from the main private schools. Polis Chrysochous, for example, is about 35 km and roughly 45 minutes by road from central Paphos, which turns a daily run to the private schools in this guide into a long commute.
